Questioning the compatibility of Citaspel development

The site plan of the proposed development on 54 acres at RR12 and 1492 shows 44 homes and 10 apartments, 2-3 stories high and about 30-40 feet apart. Along 12, it shows 37,000 square feet of retail on about 5 acres. The tract is zoned Residential Acreage which does not permit this density or use.

To get a permit for the project, the developer will submit an application for a WPDD--a special zoning that permits and delineates uses and densities not otherwise permitted in a planning area. The City Council must pass an ordinance to create a WPDD.

This development would create, in effect, a mu nicipality with roads and grounds to maintain, a central sewage system to operate, noise and nuisances to control (the developer mentions a caretaker and fines), and governed by an HOA.

This development would create numerous impacts and costs upon those of us living in the valley. I am making a list. Let me know if you want to add to it.

If you question the “compatibility” of this project with the valley as it is and as you envision it, please speak to those serving on Council, P&Z, and other community organizations, and to your neighbors.
